Located just North of downtown Austin’s Central submarket connects the CBD to The Domain and Arboretum. Central Austin is a combination of students living north of campus, families in the old neighborhood of Hyde Park, and young professionals working along the N Lamar Blvd/ Burnet Rd. corridor. If your business is interested in being north but not quite the Domain while still having quick access to downtown this is the place for you. What To Expect

UNIVERSITY OF TEXAS AREA

Student oriented area with limited office.

The southernmost area of the Central Austin Submarket is anchored by the University of Texas, one of the world’s premier universities. Tenants can take advantage of recruiting and having close proximity to an amazing talent pool of young workers. Office space is very hard to come by in this area as there is not very much capacity in terms of square footage. The buildings in this area for office mostly predate the year 2000. Walkability is a plus for the area as there are many restaurants and shops along Guadalupe street, commonly referred to as the drag by students.

BURNET RD AND THE TRIANGLE

A balance of work and play for a Tenant’s employees

Burnet Rd. has changed immensely over the past 20 years. Many well-known restaurants and some well known retail stores have moved into the area making it the most walkable area of the Central neighborhood. The Triangle is also home to many live, work and play options. Along North Lamar and Burnet new construction has been either recently completed or coming soon for a few new office buildings. Lamar Central, home to popular jeweler Kendra Scotts corporate offices, started the development of the area with its success in 2015.

US-183 AND 1-35

Direct access to the city’s connecting highways

Along the I-35 corridor south of US-183 there are a number of office buildings that all have a very similar feel. Most were constructed in between 1975 and 2000, and are anywhere from 3 to 8 floors. Recently however there are a number of proposed buildings that could add some new office opportunity to the area. This corridor is ideal for a tenant that is looking to have direct access to the two major highways US-183 and I-35.

NORTH SHOAL CREEK

CBD’s active getaways

The northernmost area of the Central Austin Submarket is the North Shoal Creek area which is near the popular Domain and Arboretum. This area is littered with Industrial/Flex Office spaces that are mostly 1980’s products on the outside but could be redone on the interiors and be transformed into modern spaces.
